Amenities

Together with Rolling Green Village, LCS Development expanded and enhanced amenities and dining venues, as well as spaces that foster resident connectivity. Services available are complimentary continental breakfast, home maintenance and groundskeeping, three fishing lakes and walking paths, scheduled transportation to Greenville shops and entertainment. Additional amenities include an indoor heated saltwater pool, and gardening spaces, a salon and barbershop, a library and a fitness center.

Established in 1986 on 175 acres of donated farmland in Greenville, South Carolina, Rolling Green Village is a not-for-profit senior living community founded by Hoke and Mildred Smith. Guided by Christian ideals, it has grown to meet evolving market needs while staying true to its mission: enriching the lives of older adults and fostering independence.

Business Situation 

Since 2009, Rolling Green Village and LCS Development have collaborated on a master plan that evolves with the community’s needs. The initial challenge was to balance the ratio of healthcare beds to independent living units, a critical factor for financial sustainability and resident satisfaction. The plan also addressed the need for enhanced amenities, expanded dining options, and a more connected campus layout.

Project I

The first project focused on right-sizing the healthcare component. Office space was converted into eight private rooms, and 22 memory care units Completed in October 2020, Project II added 60 independent living apartments and 23 cottages to meet growing market demand. A major highlight was the relocation of the main entrance and the creation of a new clubhouse, designed to serve as the community’s “town square.” Centrally located between existing and new residences, the clubhouse became a hub for dining and social activities, enhancing walkability and accessibility. The dining experience was significantly upgraded, with multiple venues including casual and formal dining, a piano lounge, and a demonstration kitchen. Inspired by Greenville’s vibrant culinary scene, the design emphasized variety and atmosphere. Pre- and post-dining spaces like the bistro and game area were added to encourage social interaction and flexibility. These enhancements created a seamless blend between the existing campus and the new expansion, offering residents a modern, were repurposed into short-term rehab rooms. This shift helped reduce financial strain from underutilized healthcare units and laid the groundwork for future expansion. The changes also improved the community’s revenue stability by aligning unit mix with market demand.

Project II

Completed in October 2020, Project II added 60 independent living apartments and 23 cottages to meet growing market demand. Project III

This project tackles three major challenges: an aging assisted living residence, an oversized health center, and inefficient distance between assisted living and the health center kitchen, which has strained food service operations. Currently underway, the project advances the community’s vision of modernization and right-sizing. With 17 acres available, Rolling Green Village is seizing the opportunity to expand its independent living offerings while addressing the oversized health center. Rather than reducing beds, the team is rebalancing the campus to better align with current and future needs. One key improvement focuses on relocating the assisted living residence to a more central and connected location. This shift brings it closer to the kitchen and improves integration within the campus, enhancing both operational efficiency and the resident experience. Despite site constraints and underground utilities, the team has proactively planned for utility relocations through extensive pre-construction coordination.

Now in the construction documentation phase, the project is aligned with pricing, financing, and sales milestones. In addition to operational improvements, it supports a more walkable, vibrant campus and a modernized dining experience that reflects the community’s long-term vision.
