Sinai Residences of Boca Raton has more than 12 on-site entities including one high school, two elementary schools, an adult daycare, a community center and much more. The approximately 1,000,000-square-foot Sinai Residences was developed with all levels of living in mind to serve as the retirement destination in Boca Raton.
Together with Sinai Residences of Boca Raton, LCS Development added several amenities: two dining venues, a cocktail lounge, a redesigned resort-style pool with indoor and outdoor pool-side dining options, and enhanced common areas like a rooftop green space with fireplace and 111 independent living units.

Located on a 100-acre campus in Boca Raton, Florida, Sinai Residences is sponsored by the Jewish Federation of South Palm Beach County, Inc. Looking to continue enhancing their community and resident offering, Sinai Residences selected LCS Development for a Phase II large expansion project because of their strategic approach and master planning expertise.
Business Situation
The $160 million expansion project scope called for LCS Development to coordinate planning, lead development, coordinate the sales process and provide oversight of design and construction services. LCS Development also assisted with obtaining financing and various other details of the expansion as requested by the federation’s board of managers.
The project added 111 independent living residences along with new and remodeled amenities. Amenities included a redesigned resort-style pool with cabanas, a formal dining room with an adjacent private dining area, movie theater, renovated spa and fitness center and rooftop fire pit and garden area. Underbuilding parking and electric vehicle charging stations were also requests that the LCS Development team was able to accommodate.

Sinai Residences chose to partner with LCS Development for a Phase II to expand the community, elevate their resident offerings and meet the need for additional independent living residences. Beyond building additional residences, LCS Development also served as a strategic partner, helping the community plan for managing the new expansion and beyond.

For the Sinai Residences expansion project, this meant a continuous partnership with the community leadership team and LCS Development from master planning through to construction completion. The planning and construction process was a success, and with LCS Development’s involvement, the community was able to successfully become self-managed in 2022.
